Plan/Spec Projects

Plan/spec construction has been the traditional method used for most projects, public and private. Typically the low bidder is awarded a project at a fixed price. The potential for inefficiency exists because design issues must be clarified and may result in change orders, and the construction schedule can be negatively impacted by these issues.

Today most privately owned projects and some public projects are being performed on a negotiated design-build basis, but most public projects continue to be built on a plan/spec basis.

Advantages of a Blythe Plan and Spec Project

For plan/spec projects, we carefully review project drawings and prepare CAD drawings for mechanical work well before construction begins. We also evaluate lead times and identify potential scheduling challenges early. These proactive measures allow us to uncover and address most conflicts before construction starts, minimizing cost and schedule impacts. When appropriate, we also provide design solutions tailored to specific projects.

Our experience in design-build projects enables us to deliver strong, cost-effective value engineering proposals when desired.

These proposals can help reduce project costs to meet owner budget constraints, improve system performance at a lower cost, or resolve construction issues in a cost-effective manner.

We are a preferred mechanical subcontractor for plan/spec projects among many leading general contractors in the Pacific Northwest. This reflects our reputation for completing projects on time and contributing to successful outcomes for owners, general contractors, and the entire design team.
